Residential drafting is the work of turning your idea for a home, extension or renovation into a documented set of plans - drawings a builder can price and build from, and a council can approve. Those documents have to satisfy your local planning controls and the National Construction Code. That's building design and drafting in plain English, without the jargon.

As-built drawings for renovations and additions
For a renovation or addition, the set starts with as-built drawings - measured drawings of what's already there - so the new work ties in properly and the set prices cleanly, rather than throwing up surprises once the wall comes off.
Getting your plans through council
Council approval is the part clients worry about most, so we handle it. Under the NSW planning system there are two main pathways, and the right one depends on your project.
Development Application (DA)
The standard approval most building projects need. We prepare the full DA documentation and lodge it through the NSW Planning Portal, with a BASIX certificate where required. A Construction Certificate then confirms the detailed plans before building starts.
Complying Development Certificate (CDC)
The faster pathway for straightforward projects that already meet the rules - many granny flats and simpler additions qualify. A private certifier can issue a CDC without a full council assessment.

What you pay is driven by the size and complexity of the project, the approval pathway and the number of drawings - not a single sticker price. Against an architect for a comparable home, drafting comes in at a fraction of the cost. And because you own the finished plans, you can put them in front of several builders and let competition sharpen your build price - the saving there often recovers the drafting cost many times over. Construction Certificate documentation is included in the quote, with no hidden fees.
How it works
A clear process, with you involved at every step. Drafting runs in four stages.
We sit down with you, understand what you want, and gather the site details. If a survey is needed, we'll tell you.
We translate your brief into concept layouts so you can see the direction before committing to full documentation.
The concept becomes the full drawing set. We draft in modern BIM-capable software and liaise with engineers, surveyors and the certifier.
We lodge for council approval, DA or CDC, then hand you the plans to take to any builder.
