A good renovation works with the existing home rather than against it. We measure and document what's there, then design the changes - new layouts, elevations and structural coordination - so nothing is left to guesswork. And because we're a building design studio, not a construction company, the plans are yours to own outright.

Designer, architect or builder?
This is the question that stalls most renovations, so here's the plain version - and where we fit.
We design your renovation and produce the full drawing set for council approval and construction. For most renovations, additions and extensions this is all you need, at a more accessible budget than an architect.
Best suited to complex, high-budget or highly bespoke projects, usually at higher fees.
Prices and constructs the home from the plans. We don't build, which is exactly why our drawings stay independent of any one builder.

Freeze the design early
Changes on paper are cheap; changes on site are expensive. A clear, complete plan set frozen before the build is the single biggest lever for controlling a renovation budget.
Getting your reno through council
Most renovations in the Hunter follow one of two council approval pathways, and the right one depends on the work.
Complying Development Certificate (CDC)
A faster, more streamlined route for work that meets set standards. Many minor and compliant renovations qualify.
Development Application (DA)
Lodged with your council - such as City of Newcastle or Lake Macquarie City Council - for work that needs individual assessment.
We prepare the drawings for either pathway and help you understand which yours needs. One local note: many older Newcastle and Lake Macquarie suburbs sit within heritage conservation areas, which add extra controls. We prepare the documentation and guide you through approval; we don't replace your certifier or council.

You'll sometimes hear that spending on design drawings is wasted money, and that a builder can just sort the plans out. We'd gently argue the opposite. Because we design and document but don't build, you end up with one independent drawing set that belongs to you.
Take it to as many builders as you like and every one quotes on exactly the same scope - like-for-like quotes, genuine price comparison, and no design quietly locked to a single construction contract. For most renovations we would get your plans sorted first: it keeps you in control of the scope before you commit to anyone.

We visit the home to listen, measure, and understand what's not working and how the family wants to live.
We explore layout options that open the home up and refine them with you, testing ideas cheaply on paper until the plan feels right.
The concept becomes detailed plans, elevations and structural coordination, drawn to code and resolved to suit your style and budget.
We finalise the full drawing set and supporting documents, ready for builder pricing and council lodgement.

Plans backed by real experience
MT Design Collective was founded by Matt Turner in 2019 and is based in Newcastle. Matt holds a Bachelor of Design (Architecture) from the University of Newcastle and has spent more than a decade in the construction industry, the last several years focused on design and drafting. How much does it cost to renovate a house in NSW?
It depends heavily on scope, the condition of the existing structure and your finishes, so any single number would be misleading. As a guide, a light refresh sits at the low end and a full renovation or second storey at the high end, and it is wise to set aside a contingency of around 10 to 20 per cent for the surprises older homes tend to hide. A clear design and specification is what lets builders quote accurately.
Do I need a designer, draftsman or architect for my renovation?
For most renovations, additions and extensions, a building designer or draftsperson is all you need - you get the same build-ready, council-ready documentation at a more accessible budget than an architect. Architects are worth engaging for complex, high-budget or highly bespoke work.
Do I need council approval to renovate in Newcastle - DA or CDC?
Usually, yes. Minor, compliant work may proceed as a Complying Development Certificate (CDC), which is faster. Larger changes that need individual assessment go through a Development Application (DA) with your council. We prepare the documentation for either, and heritage conservation areas add extra controls to be aware of.
Can I take your plans to my own builder?
Yes. The drawing set is independent and yours to keep. Take it to your own builder, or to several builders at once so you can compare like-for-like quotes on the same scope. You are never locked into one builder just to get a design.
Is it cheaper to renovate or to knock down and rebuild?
It depends on the condition of the existing structure, the scope of what you want, and your site. Sometimes a renovation keeps more value in the home; sometimes a new build makes more sense. A concept and feasibility stage is the best way to weigh the two honestly before you commit.
How long does design and council approval take?
Design development typically runs over a few weeks depending on the size of the project. The council approval process varies by pathway and council, with a CDC generally faster than a DA. We give you a realistic timeline for your project rather than an over-promise.

Yes. Home extension design and home additions are core to what we do - from a single-room addition to a full second storey, designed to sit naturally with your existing home.
